For many--not all--the main focus is on GPA from a regionally accredited school.

OK, I'm not sure what you mean by team. Most people just apply to grad school on their own.
No publicist needed. Most scientists don't have publicists. It's good if you've published your research, but you can do that on your own - that's what scientists do. Try submitting it to a relavent journal, and make sure it's in the correct submission format.
I don't know anyone who used an admission essay advisor for grad school. On the whole, I think the essay is probably the last thing they look at - after grades, GRE scores, research, and recommendations. The most important thing for the essay is usually to have plan for future research, and how it fits into their department.
Grad schools don't really look at extra ciriculars unless they have to do with your program of study. Sure, it's good that you were class president, but that won't affect your application for physics grad school - maybe grad school in political science.
Good GPA is essential - most grad schools require that you maintain a 3.0 in grad school or they kick out out of the program. If you can't maintain that as an undergrad, they probably will just dismiss your application.

Whoa, slow down!
You need good grades, good GRE scores, and good recommendations.
You don't need to be published (that's what the PhD program is for), and essays are practically worthless when it comes to grad school applications - although you still have to do them well to show you are literate.

GRE scores and GPA should do it along with a good admissions essay.

It certainly depends upon your school of choice, but my GMAT was enough. If you score really high on your entrance exams, they don't really give a crap about the rest of the stuff. That only matters if you are on the cusp. In that case, you don't need to be published, but you do need to show an example of "I went above and beyond because"... good luck!
