The house we are looking at is a ranch that has a front patio, underneath the front patio is a basement room. This room has obvious water damage and even some mold that you can see. The above patio has cracks in the concrete that were caulked. The drain in the basement looks to be filled with concrete. The roof of the house makes it so it would be really hard to put a roof over this patio. Can anyone give me any ideas of how to fix this basement room and the approximate cost of it?

That house is no amateur fixer-upper, I wouldn't buy it because if it already has that much damage, and it's not just exterior, then it's bound to give you some real problems. The foundation might need to get reinforced, pipes need to get looked at/replaced. The cost depends on where you live, ask around your area for an estimate.

The foundation probably needs to be raised/patched, and you are looking at thousands of dollars to get it fixed properly. This will certainly show up in the home inspection, and you might get a good deal if homeowners don't want to fix it.

Basement problems are hard to fix and costly. You will get an inspector in and he will let you know

As much as you want the house, don't buy it, as you'll have more headaches than you've ever had in your life. STAY AWAY!!!
