I'm guessing this is concrete? Powerwashing works initially, but sometimes it seems that it only gets the surface. I get longer lasting results by putting 50% laundry bleach and water in a pump sprayer. I've been doing this about every 3 years for some 25 years with no noticeable degradation. Works on my stucco as well. You only apply a thin layer, and rinse an hour later with the hose. Doesn't seem to phase the grass or shrubs.
My neighbor power washes, and seems to have to do this almost annually. I'm done in minutes.

High pressure washers are the best and can be purchased from your local diy store for very little money.
