realtor looking for a great house warming gift for some good chinese clients...thanks....

Most Chinese would openly accept anything these days, except for those traditional ones. Give them anything 'red', or oranges, which represents 'wealth' or 'gold' in Chinese. Avoid anything 'black' in colour.

Try not to give handkerchieves, as it represents 'tears' (wiping tears).

They would appreciate food, such as cookies and stuff like that. It would still be better to get to know them, then perhaps you can decide.

It is a very cultural issue.

In Japan, people usually give perisheables - food, wine or flowers - because the house space is so little, that giving something that require storage may be considered overwhelming.

China has less of the problem, but assuming you don't know the people well, I think either a plant or food would be good choices. It should be something the whole family can use (so, no alcohol), to avoid letting some out, and it should always be very beautifully wrapped, with bows and decorations (red wrapping is good luck, no gold, no silver, no white, no black).
Present it with both hands, saying it is "just a little thing, not much really, not very good...". They may start with refuse it several times, before accepting and say how fabulous it is. Keep saying that it is only a modest present, that you are almost ashamed of giving it to them... Be aware that they may not open the present in front of you, it is customary.

FIND out whats their favorite foods. THEY have stores with their favorite things there . GET a basket buy the things to go in side. AND take it to your local florist so they can professionally wrap it.( usually they dont charge too much.) OFTEn times they have the baskets there. A fruit basket is another one as well. A florist can do that one too.IF i was there id help you. I make beautiful baskets.

A nice vase for their home would be a good gift. A red one would symbolize good luck.

Well for Chinese, if you are a foreigner then a typical present from your country is greatly appreciated. Otherwise a good bottle of alcohol : wine ( not white, red is better ) or strong alcohol ( whiskey, expensive baijiu it is a strong white Chinese alcohol, Cognac ).

i would think a small shoe shelf for their entryway since most dont wear their shoes inside or maybe a fountian for feng shui or a lucky bamboo plant (they are supposed to bring wealth i think)

I would just consider a nice fruit basket. People of all languages understand fruit... you can't go wrong. (lol)
