I once bought a car with no log book and just had to fill out a form at the post office. Your buyer might be a bit suspicious though and think the car is stolen or been 'written off'.

In these days of persistent car fraud, you may find no-one will entertain purchasing your vehicle until you have the correct documentation. Enquire with the DVLA, they'll give you the correct information. Perhaps you should advise your purchaser and postpone the sale for a few days until the paperwork is to hand. Good luck. Hope you enjoy your new car if you're getting one!

The DVLA will have a form for a replacement V5, but it might not sell very quickly with out it.
or the buyer will offer a silly price for it, due to the hassle of them having to apply for a replacement.

It isn't the end of the world, explain situation to buyer and pay for an hpi check to confirm car isn't stolen then knock £20 off selling price for buyer to apply for new v5.
