There are too many variables to quote without seeing it. Things like moving furniture, masking other rooms ,stains, gouges, corners, stain if needed before oil or latex final coat, how many coats, repairs and filler between boards,etc, etc...
Get some locals to the site, and GET REFERENCES! It's too easy to get sucked in and get a very bad result. It's a lot like furniture you know!
