The second story is the living room/kitchen and the 3rd floor are the bedrooms. The 1st story room is the front entrance and entrance to the garage, with a small room/bedroom area... we have no idea what to do with that room though. We were thinking bar/game room? I think if we entertain, the focus would be on the second floor, and an office wouldn't work because the wifey wants that upstairs. Any other good ideas?

TV room, put a big screen tv with some comfortable couches and a couple of end tables. When people come over direct them there while they wait for you to get ready or just to hang out. I have 2 friends that have the same layout and thats what they used it for.

My townhouse sounds to have the exact same setup as your own home. I use the space on the bottom floor as "the man room." It's where I allow sports and hunting parafanalia. The dart board and video games are also down there.

A general room with spaces to sit and set things. If someone unexpectidly drops by or someone drops by to talk business or even the police, you would like it inviting and neutral. I wouldn't go a full living-room, but a few chairs or a table, bookcases, art on the walls, places to hang coats, leave your shoes, etc.

You should make it into a family room or living room. Put couches, tv, coffee table and decorate it. :)
