There's no doubt a 3rd bedroom would add value. How difficult would it be to rig curtains / blinds/ screens in the proposed sun room so it could be used as a bedroom? A compromise like that may pay off; effectively two rooms (a dual purpose room) for the price of one.

It depends on a lot of things actually. Like.. what state are you in? How many bathrooms does your place have? If you have 1 bathroom I would turn it into a sunroom. If you have 2 -2 1/2 baths then go for a 3rd bedroom. You also need to look at the other houses in the area. How many bedrooms do they have. If the area you are planning on using is big enough to make it a master suite with bathroom I would say that would be your best bet. But if it's smaller.. the sunroom. You might contact a couple realtors in your area and see what they think.

Absolutely, positively a third bedroom creates more value than a sun room !!!
A sun room is considered a bonus factor....a third bedroom can make or break the sale of a house.
Most people looking to buy a house need at least 3 bedrooms, nobody NEEDS a sun room!
You want sun....go sit outside! lol

Personally I love a sun room, but I think most buyers are looking for as many bedrooms as they can get. Remember most people are putting in some kind of home office now & so the extra bedroom can appeal to them for that reason as well.

Check with a few realtors in your area to see what they think. It really depends on where you live and what kind of people would be interested in purchasing your home if you decided to sell. If you live in a family neighborhood, then it might be more valuable to add another bedroom. If you live where there are a lot of singles or professionals, then it might be beneficial to add a sun room.

A 3rd bedroom I would think. Most people want atleast a 3 bedroom home. And if they dont need the 3rd bedroom, they can use it as a computor or room or library.

Yes the bed room will add more value to your home, it is increases the "living space" in your home and will bring more value than a sun room.
