tell them that you don't think it's going to work out. Then you have 3 options, try and live together and stick through the lease, you move out, or tell him that he has a month or so to find a new place

consider this advice: (1) how long have you been living together? this should determine if you ought to really break-up with them, because you might regret it later on -- think it through clearly; (2) although it is your apartment, you should move, because you're breaking up w/him or her -- you'll get some peace, this way there won't be any 3:00 a.m. drunken drop byes or stalker issues -- you might want to have an apt in the works or a place to stay until you find the apt and then leave -- don't live there with them -- that's a nasty situation; (3) depending on the closness you have with his/her family, you owe it to the family to call them and let them know what you have decided after you have broken up with this person -- out of respect. What I did is had a face to face converstion and told him that it wasn't working out and that I wanted him to leave. I didn't lie and I was honest. He didn't get the point so the following day I had all his bags packed and told him he had to leave that it was over. I had the locks changed that same day just in case he made a extra copy that I didn't know about.
It seemed mean but if its not working then its not working. Everyone needs to move on.

Obviously you have your reasons for wanting to put an end to the relationship. Realize you may putting this person out on the street (depending on his financial situation) so you may have to return some money to him so he can find other living arrangements. How long has he lived with you? Because this person may be a little hostile over being asked to leave you may want to make a list of the reasons so he knows exactly why you are ending it. Well, you need to write him a long letter and go stay with a friend for a few days. Tell him you are out of town this weekend and you'd appreciate it if he was gone when you returned.... and tell him lets not make this more difficult than it needs to be.
It just didn't work out, no hard feelings.

How long have you lived together? That's a tough one, I think the best way is to sit down and have a heart to heart, tell him you're having second thoughts, and that you think it would be best if you each lead seperate lives for right now, something like that.

"Just moved" or he has done it a long time ago? There is a BIG difference! Any way, you should give him some time! The "need" word is very disturbing! It is not like "I want", it is I "need"! You "need"? Really?

This could be hard. Who pays bills? Do you own or rent? Either way, can you afford place on your own? Is it bad where you don't want to see them? Can they still live there after the breakup? You didn't give any info!

Start by packing up your crap and finding a new place. Only then can you move to step two . . breaking up with him.
