"Selling of one's soul" is a metaphor. When one makes a decision, and the choices of the decision are primarily a matter of the heart. In making the decision, the heart does not prevail, but a material benefit is gained. Then you have "sold your soul".
In other words, the joy of the heart was lost to a material desire. So now the decision maker is without that joy in their heart, but has his material desire.
This pattern of decision making, eventually leaves the person miserable, because he/she has sacrificed joy and love for material desires. Thus they sold their soul.
