We are about to put our two bed cottage on the market - any ideas or suggestions on how to make it look inviting as we would like a quick sale! Its recently decorated white so buyers have a blank canvas to work from - please help!

I'm hoping to get around 107,000 for it we have a front garden and its own drivemway, plus its in a quiet area - does this sound reasonable? We are in the lincolnshire area

you are right to give it a blank canvas look. Do remember to be well dressed when someone calls this gives a good image we have moved 3 times in 26 years and know. Also another trick is sell sell your house by telling them wee bits about good neightbours and good things in the area the nearest shop school church ... also give your house a nice lived in feel with the smell of fresh cooked bread or home made soup. This I am told really works --- good luck in selling same

Make a pot of coffee just before potential buyers turn up. Alternately, try baking off some of that part bake bread. Make sure its sparkling clean and that no clutter is visible.

When you get asked why you are moving, dont say because you need more space but say that you need to move closer to your work or that you are relocating out of the area. This doesnt make them think its going to be too small or anything.

If you are showing them around, close all the doors into the hallway then when you greet them, open the first door of the room you want them to see then go right into the room so they can follow you. You dont want them hovering on the threshold as it will make the room feel small, even if it isnt.

Firstly make sure it looks appealing from the outside, so tidy up the garden or yard and make it feel more homely by adding a couple of nice plants near the entrance to your house. Obviously make it **** & span inside and put a lot of emphasis on all the good features of your cottage when any perspective buyers come round.

Let the buyers know what a friendly locality the house is situated in and the many conveniences around .Good friendly neighbours are always sought by buyers.

TV on in rooms low level, Garden well kept, Air freshners none to sickly and sweet mind, Disguise and hide the faults, hard to say anymore without seeing it? My last house 1st viewer bought!! OOh tell them a few stupid things that are wrong that they won't be bothered with they will think you are pickety and genuine.

Smart buyers don't fall for that stuff. They are looking for a good value. Fix anything that needs repair and price well.

have scented candles burning prior to clients looking round takes unpleasant smells away,remove all junk just keep basic things on view,have fresh flowers in every room,ps how much are you asking for it ?????
