Hi,

I'm a first time buyer and have found an old style 2 bed terrace house with period features for a very good price. The problem is it's a complete dump and would new flooring throughout, a new kitchen, new bathroom and fully decorated.

I'm brand new to this and very keen on the property although not sure i should be taking on such a challenge with zero experience.

Does anybody care to take a wild stab at cost to renovate to a reasonable (livable) standard?

Also - does anybody know any good websites or books which i could refer to for advice on this?

Renovation. A cheap rate: US$100,000, I think, if you need a new flooring and a new kitchen.

Sorry, I can't help you more. I suggest you get a renovator and ask for his assessment.

I'd be more concerend about the structure rather than "its a dump".
If need be, one can live without a lick of paint for months...

Is the roof sound?
Are there any damp problems?
Door and window repair/replacement?
Flooring: is it carpets or the boards & possibly joists too?

Do the electrics need doing? (2K easy there)
Central heating?
Any replastering?
Kitchens & baths need a lot of labour thrown at them to look good. Allow 200-250 a day for a fitter. (more in expensive areas).

i would say,15k to 20k
