Hard wood floors through out the whole home increases the value of a home greatly.
Tile does also or Travertine, that's the popular thing these days.

Wall to wall carpet would only be recommended over the hard wood floors and only in the bedrooms.

Also, do not put laminate wood florring, that is NOT as valuable, although it is cheaper, real wood flooring, like I think 1/2 in thick or maybe it's 3/8 in thick planks is good enough and much more valuable.

I think wood flooring bring a 95-100% profit or more. So you may have to spend $5,000-10,000 but this will increase the value over $20k.

Really depends on the shape of the carpet and whether you need to replace it anyways.
Tiles, hardwood, need throw carpets on them. Many people are finding that they are hard underfoot.

They are just fads, just like paint colors on the walls, real natural wood doors or plain painted ones.
Painted casings and doors were in the average joe's house 30's-50's with bright colors in the kitchen - the rich could afford and showed off natural wood finished doors of teak, mahogany, walnut with softer wall colors .
Regular people got into that in 60's-90's
It just cycles around again.
Bright colors and painted.
Had hardwood oak in the early 60's with a throw carpet.

Really if you want to know, go on a new house looky loo expedition to see what is selling.

If it were my home,I would opt for the hardwood floors. My ex is a Re-max guy and he says that people are usually pretty excited when the home they're looking at has hardwood. So I think it will help sell the home.

It depends on the condition of the house and if putting the $ out for hardwood would pay off in the sale, but I would recommend hardwood.

a good nuetral carpet in rooms such as the bed rooms and living areas can be warm and inviting. Hard surfaces such as tile should only go in entries, kitchen,baths,laundry,etc. Wood is a good product in almost all areas except for water vulnerable areas such as described in the tile. I WOULD NOT use laminate wood looking floor in any areas it looks cheap and I don't think cheap is a good look for top dollar on a sale.

i would put laminate flooring throughout. laminate comes in a huge variety woodgrains as well as stone and tile effects.
very inexpensive and easy to install.
in north america you can get laminate for as little as 89 cents a foot. looks good when its done and today's buyers are leary of purchasing a home with soft flooring, [carpet], that may have any number of ick factors in it! especially when they find out the home was a rental. sadly renters have the unfortunate reputation of being uncaring slobs, even though very few are!

I personally like carpeting better than hard wood....however tile in kitchens and baths and hardwood in living areas make for a better selling points and higher resale value....

I would go with hardwood floors. My sister has them through her living room and kitchen. Adding a rug to accent makes it look very appealing~

Hardwood floors if possible.I'm told it brings up the value
and easier to take care of.
