I have been a builder for over 35 yrs. I would tell you to insulate and seal up the cracks around door jams,outlets and windows. Over kill in insulation in attics and crawl spaces. Use premium windows. This can literally save you a thousand dollars a year in heating and cooling costs.
Bathrooms and kitchins will bring you more of a $ return than living rooms and bedrooms. Dont forget lighing in the bathroom, Its one of the biggest complaints I hear from women. under cabinet lights to accent your counters will leave no blind spots in the kitchen
Dont forget the trim package, people always get $ short at the end of the project. With some crown moulding and chair or picture rail and it will add that "special look" that will make your house show that it's "a touch above".
Its all those small touches, not the big expensive things that seem to transform your remodel into a your "castle.
Good luck and have fun doing it. And dont stress so much that it takes the fun out of it.

Been there, done both. Big plus my husband is a contractor. When we built our first home what I wish that we had not done was to carpet all the rooms in the house except the bathroom and kitchen of course. Big mistake, maybe except bedrooms. I also wished that we would of used more windows and bigger ones, the view was lovely. We sold that house and bought an old Victorian Mansion. I loved the way that it looked on the outside but the inside was a different story. A lot of rooms but not very big and I am not a Victorian type of woman. So to every ones horror we decided to remodel not to restore it. I love open spaces, so we tore out walls and opened it up. The only thing I wish I done differently here was that I let my husband talk me into stomped ceilings in some of the rooms. Of course he thought at the time this was easier on him but yuk, now we are in the process of changing some of the ceilings. Hope this helped, no carpet, nice big windows and do not have any ceilings stomped.

If you want to put in heated tiled floors(the latest craze) you need to have an engineer come by and look at the structural strength of the structure. You may need to beef it up otherwise it is for naught.

my best general advice is buy the best products that you can afford. you almost always get what you pay for. and the cheap stuff just won't hold up as well.and there is no substitute for a well-timed cocktail when the frustration builds.

We are currently remoldeling the house.My biggest regret
is not doing the bathroom first.It really needs it.
