Is there anyway to get financing to get a home if your credit score is around 400?

You are asking the wrong question, imo. If you are in poor financial shape, you don't need to buy a house until you clean up your mess. At that point, as long as you ahve been paying your rent & utilities on time for a couple of years, you will be able to qualify for a great loan w/ a broker who will do manual underwriting. This will not help you if you ahve a bunch of old credit that you need to clean up.

Dave Ramsey has a great book about straightening out your finances. it is not a dumb "credit repair" book, but a real, step-by-step plan for getting your WHOLE financial act together. It's called "Total Money Makeover". I have been following it for close to 3 yrs. I promise it will revolutionize the way you handle your finances. Your broke friends will laugh at you, but at least you won't be broke anymore.

If you have alot of cash to put down. Or you can accept a loan that has a higher interest rate. Best thing to do, is work on improving your credit over the next 12 months.

you should be able to do so but it will probably cost you a ton of cash up front
