I am reasonably confident these illegal colonies will not be regularised,
there is special prvison for walled city and karol bagh also.
option of increasing FAR of the plot.

I do not wanna know what it has for traders but what it have for the citizens of Delhi.

i do not want to take attention away from the main question but there is lot of talk of making Delhi like Bejing ?
Will that happen ?

The proposed Master Plan of Delhi 2021 (MPD) has little to offer those affected by the sealing and demolition drives over the past year.

MPD 2021, a copy of which is with HT, will be formally passed by the board of the Delhi Development Authority (DDA) on December 29, and notified in the new year by the Urban Development Ministry.

Far from tackling the issues of sealing and demolition, the document, more than 200 pages long, does not even mention them. This means sealing action will continue as directed by the Supreme Court. The demolition of unauthorised constructions will also start once the one-year moratorium on it ends in August 2007.

For the first time, unlike earlier master plans, this one talks of private participation in land development and housing. So far the DDA alone undertook this exercise. But the prevailing restrictions on the height of buildings will be eased, so as to enable optimum utilisation of land and facilitate creating “signature” projects.

The ground coverage and floor area ratio (FAR) for all categories of residential plots are also being enhanced. They will be different for different zones in the city, and will be made part of the zonal development plan.

There is also a proposal that the MPD be reviewed at five-year intervals. Until now, the master plan was reviewed once every 20 years.

The new Delhi Master Plan 2021 will not allow mixed land use — commercial activity in residential areas — in more roads in the Capital. However, officials in the Delhi Development Authority’s Planning Department, which has finalised the norms, say that restrictions will be liberalised for the 118 existing roads where mixed land use is already permitted.

‘‘After surveys, we found that there is a need to allow more area for commercial establishments in places already identified for mixed land use. In the new Delhi Masterplan 2021, instead of the present 50 square metres cleared for commercial use on a property, we will allow the use of the entire ground floor,’’said Planning Commissioner A.K.Jain.

The Master Plan defines mixed land use as identified properties on roads no less than 18 metres in width, where commercial activity will be permitted on the ground floor and where the first and second floors are to be used strictly for residential use.

There has been pressure from both the Delhi Government as well as the MCD on the DDA to allow mixed land use on all major arterial roads in the Capital. But officials said mixed land use across the board in all parts of Delhi will only increase the existing chaos.

In Master Plan 2021, which is expected to come out in a month, the DDA has not added any new roads to the mixed land use list —— even the main South Extension and Green Park roads which have high commercial activity.

The DDA is planning to use its recently acquired sealing powers to take action against properties which violate the norms. ‘‘Mixed land use roads have been identified over the years by the MCD, which forwards requests to our department. After the zonal DDA offices deliberates on each case, we decide whether these roads will be cleared. But even when we allow mixed land use, it has to follow certain norms and the property owners have to pay the DDA a conversion charge,’’ said an official.

The master plan has for the residents of Delhi only pain and tribulations. Illegal structures will be regularised, every third house in Delhi will turn into a shop or an office, honest citizen will not be allowed to live, period. They will be forced to beg to park their vehicles within two kilo meters of their residence. All Women will take to burqah or ghunghat because they will find it difficult to get in or get out of their own house without being ogled at and taunted.
The city will be worse than a slum.
There will be water wars at least twice a day. People may even resort to cutting/ blocking neighbours water pipe....i could go on but it makes my head spin.....what are you going to do now. TRY AND CHANGE IT>>>>BEST OF LUCK....

master Plan delhi is the complete infratruction development in those areas which are coming under 2021 & the area,s which are too good ion terms of investing in property sector .

well it is a **** programme which has instead of solving the common delites problem has considered only the traders convinience. it is nothing more than a cong party's one more masterplan for looting ppl of delhi. rwa's part has been ignored and only section who is goin to benefit from it is trader lobby and builder lobby and obviously bureaucrats who will suck more money from thm and politicians who not to forget obviously had made a grand moolah from this entire episode. so if congress party do a grand campaigning in coming elections i hope u will be able to get where this money had come from.
