Close to Shoreline Park, Lincoln Park, Rainbow Lagoon, Island Grissom - Cross streets are Ocean Blvd and Elm.

Need more info...there are several marinas in Long Beach...and Elm Street can be a nightmare...<---OK that is just a joke...
It sure seems nice Erik, but I do not live there. And many Long Beach peeps love the area they live in...My guess is that it has good areas and not so good areas...The Long Beach peeps will wander in here sooner or later...I suggest you repost this so actual residents can tell you the good areas...

Elm street is not really near the Marina part, the marina is down off Shoreline Drive almost mile or so down from Ocean Blvd, not far, but Elm is not on the Marina by a long shot…
If you want to live near a marina or nearer to the water, try Belmont Shore or Naples area, more residential housing (but a LOT more expensive than the area you are speaking about).

Elm and Ocean is not a large residential area...there a few apartments/condos on the lower Ocean side but no actual homes, mostly large office buildings, a bank, some hotels, restaurants and such.

Further up from that (Linden) more small shops, parking garage, bars and small shops. The area is becoming the art district with small galleries and the like. Becoming very trendy and close by to the very popular Pine Street and The Pike areas...
That area is mostly upscale, urban, clean and safe (but changing due to the trendy upstarts moving in) but available housing is sparse, the main LBPD station is nearby...

The only problem in this area will be race week, the Long Beach Grand Prix is in early April. The town is flooded with people from all over the world and its loud and noisy and crazy for about a week. Rowdy people, loud race cars, lots of drinking and no place to park.
Kinda fun the first year, but you will tire of it very soon thereafter....

Now as you go above 7th and Elm 7th, well that starts to get kinda sketchy...and once you get above 15th street and further you're in North Long Beach, there are problems there...but Elm & Ocean is nowhere near this area, so you shouldn't have any problems....

Most of the Marina areas in Long Beach are reasonably safe. In the summer time the area gets very crowded just like other beach areas. The rule of thumb on prices / rents is: the closer to the water, the higher the cost. Most areas are fairly nice and peaceful. Long Beach does have one of the better public transportation systems, their school system is pretty good (compared to other California schools), but their Police Department is not the most competent bunch around.

I use to live near there. It's about as safe as anywhere now a days. During the summer there will be many tourists especially around the time of the Grand Prix.
