I really really like this guy and I'm attracted to him. We'd sometimes play fight, touching each other and stuff and talk to each other.

Suggestions on how to not come on too strong and tell him non-verbally that I see him as boyfriend material not a fling or someone I'd have a one night stand with.

He's not someone I'd have a one night stand with nor a fling. I want to get serious with him.

You know I rarely blush and when I told my mutual friend that I am interested in him, I blushed really bad and we both laughed.

Suggestions and tips and Do's and Don'ts would be great!

We're both in college and we both live in the dorms, I'm 22 if that helps any.

Some way not to tell him verbally? Well thats the only way, and through email is not romantic at all. You need to look him straight in the eye and say 'I like you and will for a long, long time!'

Wow!!! This is a hard one for me, well, in my case I would tell him that I can't be around him, because I like him, if he accepts that it means that he deosn't think, nor feel about me like that, if he doesn't then I would have a hope, I would think that if you find a way to tell him that you do like him then he would know that you are not playing with him, you do not do that with someone that you've said that you like and then go and sleep with someone else. Not to be harsh, but are you sure he's interested in you the same way? There's nothing like rejection to destroy the atmosphere when you're living together. But yes, it's convienient and practical, and you might not get the same chance again, just go for it!

see if he wants to hang out casually first, with a group of friends, or even wants to do a double date, you and one of your friends with him and one of his friends or something. talk to him like you would a friend, and gradually work up the asking him out to a date. if his feelings are recriprocated, hell be asking you out in no time flat, and things will go onward and upward from there! good luck!
