kitchen and bathrooms can bring in the most money so you should make sure that they are both up to date.

Also, make sure that the house has curb appeal i.e. a fresh paint job or siding in good condition, as well as some nice landscaping.

Plank wood flooring or parque squares would be the best for flooring. If done right they can dramatically increase the value of yourr house.

Updating the kitchen and bathrooms are good. Also landscaping generally pay off in more money than you will spend. As for flooring, taste is so different it is hard to say. Just choose a quality product in a nice earth tone to appeal to most.

Kitchen and bathroom updates are the best. A jacuzzi tub (doesn't have to be expensive), new flooring or even simply reglazing the tub. For the kitchen: new fixtures, flooring, cabinets.

A realtor once told me that a buyer makes up their mind in the first 9 seconds of seeing your house. So, invest in the area they will see first!
