I'm 21, so the last two questions I couldn't really answer (my jobs are probably not the same as what you work in). There are a good amount of jobs out here depending on what you are looking for. I take the 14 to work everyday and it is a backup. If you are familiar with the area, it could take 20+ minutes to drive from sand canyon to san fernando... which is only like 5-8 miles. On Fridays and some Mondays, the traffic is better. I usually take sierra highway (which runs right next to the 14) because i believe it is quicker.. but if 5 minutes isnt that important, then just stay with the 14. The traffic usually dies around 8 or 9 and is fine until 3:30-4:00 when the afternoon traffic arrives. It gets pretty bad around 5 and is fairly congested until 7 or so. To get to downtown, Im sure it takes at least an hour if you dont take the metrolink (which might take an hour anyways). Santa Clarita is at the end of LA basically so to drive to LA you will be dealing with more freeways and more traffic. I hope I helped a little.

See previous poster, 14 is a parking lot during rush hour.

How long your commute is will depend on where you are going.

Look into taking the MetroLink rail system.

I'm not sure what you want to know about housing appreciation. Housing prices are obscene, on the good side, any house you buy in LA will almost certainly appreciate in value, CC is "white flight" enough that it won't turn into a ghetto anytime soon.

The intersection where CA 14 and I-10 join was poorly designed, and therefore causes the morning "rush" traffic on the 14 to move EXTREMELY slow. At times you could walk faster.
