Thanks for responses, I live in S. East England nr canterbury. Currently a 3bed semd detatched. I'll be going thorugh porer channels to get building consent. I'm after a rough idea of price per square metre for extension.

YOU CANNOT WORK IT OUT LIKE THAT,MY NEIGHBOR HAD AN EXTENSION DONE AND SO DID I,HERS IS A LOT BIGGER AND DIDNT COST MUCH MORE THAN MINE.WE HAD A 12FT SINGLE STORY DONE AND IT COST £25.000,THAT WAS FOR THE BUILDING.IT WAS EXTRA FOR THE PLUMBING ELECTRICS.YOU CAN ADD ANOTHER £6.000 ON FOR THAT.

Price per square foot varies from one town to the next and is NOT the only way the value of a house is determined. A huge house in the slums is cheaper than a medium size house in a very nice neighborhood.

Totally depends on the area you live in, how big your house already is, and if the people withing a certain amount of ft of your house (usually 200 ft) are willing to let you do so. You have to go to your town hall to figure out, there is no other way of getting an accurate answer. If you don't knwo the number to your town hall, call 411 and ask for "Your town" town hall.

When building a house the avg that banks go buy is between $100 to $150 per sq ft. on avg
