I have a two story house. The roofline starts at the top of the first level then goes almost flat at the top and then does not slope back down in the back of the house. I have that flat roof look that the side of the house has. The roof is not as steep in the front as others we have seen and I am wondering if there is a way to make it go higher at its highest point so that it isn't quite so flat when it comes back down at the back of the house. There are dormers on the front of roof that provide more ceiling space in the bedrooms.

I am more concerned with the aesthetics that with space. We have plenty of space - it's just that it looks like there is a trailer or something on the side of the house with one side being so nicely sloped and then the top being so flat.

You could simply frame your additional roof right on top of the flat one like a stick roof. Make sure you have enough pitch to drain water off to some troughs that you will now need on the low end(s). Tie it into the rest of the house roof in an aesthetic way (designed by you or a pro designer) and sheet it. Fill in the side/end openings and put some shingles on it. Once it's closed in, make sure you cut open the original roof so air now passes around through the new attic as well... vent the top of the new roof and you're done. Not difficult since you really just want the look and not the space inside. Will cost a few bucks to do it but if you're handy and do your research for things like pitch and load bearing parameters, you should have good luck!

I can honestly say that I do not clearly understand your explanation. But I do understand you want more space upstairs.

But I am quite sure you will need a contractor to make major changes in a roof, trusses and re-roofing.

Our roof being re-shingled last time was $9200. You are talking about changing the structure of the roof, so I would think $20,000.00 would be a bargain.

But talking to a roofing contractor would be vital.

I think, You are describing a mansard to flat roof situation, and you would like to add pitch to the flat portion. This is fairly straight fore ward, but you will run into little things that can cause delay if you are not familiar with them. I advise that you hire an experienced contractor. Wait until your roof is close to the end of it's life expectancy.

big job.if you want more space inside,you have to tear your roof off including the structural supports(trusses).if you just want it so you have better run-off and looks better,itd be cheaper and easier to simply build a new roof over the existing one.

you know,"green roofs"are all the rage these days.you know,gardens and plants on your flat roof.otherwise you could build a half roof,but your gables wont be triangular.to make it perfect you need a whole new roof built on the existing one,and a bank fulla money to burn.

It's not going to be hard, but it won't be inexpensive. You'll need a framer, a sheet rocker and a roofer. Just call a bunch of general contractors in your area and get a bunch of estimates before you decide. prices can really vary. It can be done, you'll just have to make up your mind after you see the estimates.
