I'm 4 months pregnant and need to have a third room and maybe another bathroom. We would really like to get into a new house but due to other financial issues we cannot afford it. We were thinking about building an addition that would include a bedroom, a small office, and a new bathroom but we're not sure if it would be a very good idea to do that. We currently have a 14X70 on a corner lot. Can some body please help me out and give me advise about the easiest way to do an addition to a mobile home and if you think it will pay off later. Thank you!!

Oh, and all of the work would be done by us or family members.

It's been quite a while, like 15 years, but when we had a mobile home we had an addition put on. We added a 10x20 foot room. The exterior wall was mostly windows. We had to make sure that it wasn't considered "permanent" as in the park we were in, no "permanent" additions were allowed. Be sure to check with your park management if you are in a park, or with your town's zoning laws, to make sure you don't end up with an out-of-code mess on your hands.

I don't' know what state you live in, however, there may be restrictions and or permits required for things like this. However, I don't think I would invest in a mobile home addition. It most certainly does not add value and could cause safety issues and weather problems in the future. I would continue to look for something else. Depending upon your circumstances, you could either rent a 2 bedroom temporarily and keep looking, or you could just find a Realtor you trust and have them really help you look for something that might be doable for you financially. There are so many options for people who have had everything from bad credit, to bankruptcies to foreclosures, to people who just don't have any credit at all.

My advice, don't invest in an addition as I truly believe it will not pay off later. If you own the land, Build a small house but not an addition. Good luck!

Since the addition is as big as another mobile, would it be cheaper to buy another one and add that on? Just a thought. I'm in a mobile about the same size as yours and if I were to add on, which I would do if I had the money, I'd go for bigger living room and kitchen space, and maybe an office or computer room.

Build the foundation like you would a deck going out from your home. If you know anyone who has an old metal shed that they don't want anymore, you can use the metal siding for the outside walls and paint it to match your mobile home. Don't forget to insulate underneath to keep your pipes from freezing. On the inside, of course will be framed, insulated and you can use wood paneling instead of the expense of drywall if you prefer. Any addition regardless of whether it's a house or mobile hom will pay off in the long run for you. There is always someone out there just getting started in life looking for a nice but affordable place. Good luck!
