I have been working in a sales internship for a few years now, and I am a student. My manager's son owns a house by the school. It's really nice for a college student. 5 bedrooms, two big screens, jaccuzi, bar, kegerator, you name it! It's really nice. OK here's the kicker, his son asked me if I wanted to live there and I would pay rent to live there. I said yes, not thinking this would be a bad decision, considering rent would be cheaper, and it was much nicer. So I have been living here almost two years now, and I think because his dad is my manager, and he is kind of like my landlord, I think he feels like he can manipulate me by asking me to do stuff for him all the time, like help him around the house with huge projects/ home improvements and such or helping him with his band like setting up or tearing down the stage and stuff. I don't know if he likes me as a friend and just wants me to be around him more and I'm just being too defensive or is he really a manipulating ah?

If you don't like the living arrangements, move out.
It would have been a good idea to have a serious talk defining the exact nature of your relationship, and what you would be expected to do and not do before you moved in. You can try to have a talk like this now, but tread very carefully. Perhaps simply moving out would be better than the potential risks.
