Pure Love of Godhead, is spiritual which is not ending with the temporary body. Love is not just between a boy & girl which is limited to only two temporary bodies, but for everyone.
Lust is related to the temporary body. One body dies after say 60 or 70 or atmost 100 years. Whereas spirit soul being eternal never dies with the death of the temporary body and thus love which is spiritual is eternal, unlike the temporary lust related to the temporary body.
Sri Krishnadasa Kaviraja Gosvami mentions in the Chaitanya Charitamrita that, "Lust and love have different characteristics, just as iron and gold have different natures. The desire to gratify one’s own senses is kama [lust], but the desire to please the senses of Lord Krishna is prema [love]".
Lord Sri Krishna says in the Bhagavad gita(3.39), "Thus the wise living entity's pure consciousness becomes covered by his eternal enemy in the form of lust, which is never satisfied and which burns like fire".

It is said in the Manu-smrti that lust cannot be satisfied by any amount of sense enjoyment, just as fire is never extinguished by a constant supply of fuel. In the material world, the center of all activities is sex, and thus this material world is called maithunya-agara, or the shackles of sex life. In the ordinary prison house, criminals are kept within bars; similarly, the criminals who are disobedient to the laws of the Lord are shackled by sex life. Advancement of material civilization on the basis of sense gratification means increasing the duration of the material existence of a living entity. Therefore, this lust is the symbol of ignorance by which the living entity is kept within the material world. While one enjoys sense gratification, it may be that there is some feeling of happiness, but actually that so-called feeling of happiness is the ultimate enemy of the sense enjoyer.
Lord Sri Krishna says in the Bhagavad gita(7.11), "I am the strength of the strong, devoid of passion and desire. I am sex life which is not contrary to religious principles, O lord of the Bharatas [Arjuna]."
Srila Prabhupada gives purport to this verse as,
The strong man's strength should be applied to protect the weak, not for personal aggression. Similarly, sex life, according to religious principles (dharma), should be for the propagation of children, not otherwise. The responsibility of parents is then to make their offspring Krishna conscious.

Lust for Physical love can never turn into Real- love because a Lust normally does not die easily and increase more and more if your lust is satisfied once and again.
Therefore LUST cannot be a way to achieve real love.
But first-eye physical attraction, which may contain scanning of the personality as a whole, could keep you attracted towards her/him and this may encourage you to take such further steps which could finally develop Love between the couple.
Again the first attraction is not all, it can only lead you to your love. To achieve real love, you have to become worthy of it.

Lust is desire. It's not the path to reach love by any means.
Talking about the first stage of love, it's definitely not physical attraction. I am physically attracted to aishwarya rai. That doesn't mean this is beginning of love. Love is not physical but mental and emotional compatibility with your partner. Physical attraction, if given way can lead to a relationship, not love. This relationship however can develop into love once the pair involved find out that they are perfectly compatible with each other...

Lust is the essence of love between two humans of opposite sex. When we call love actually it is selfishness in disguise. So there is no harm in love thru lust, but only when both sides indulge in it almost equally. The lust as prevalent in the society today is mostly one sided and therefore not advisable.

No, what you're looking for is a mate you can share both with. Love & lust work together, and leave you very lonesome if you only have one or the other.
Physical attraction is important, as is chemistry, but it's just a spark so you can find out if you have more in common - like values, for instance.
