about the headboard noise at night...should I invite her up? She is really nice and I understand from the maint guy that she has lots of leather in her place!

Why not invite her? Maybe that is what she wants. But, if she turns you down, and even if she doesn't....hold the noise down. Don't be rude. Just move the bed out to the middle of the floor or something. Everyone needs their sleep, and you may be interferring with hers.
