Adam was the first perfect man to walk the earth. He sinned, screwed up everything for everyone and then Jesus came. He was the last perfect man to ever walk the earth and so, the last Adam or last perfect man. I'm not sure what translation of the Bible you have but the New International version says, "'the last Adam, a life-giving spirit." As a life giving spirit, we have better opportunities for life thru Jesus.

Because Adam was the first perfect creation by God. Jesus was like Adam a perfect man. There has not been a perfect man since Jesus.

There is a difference in translation, as usual the meaning gets lost.
It is actually the "Second Adam" or New Adam, since Adam and in his pride and thus disobedience introduced sin.
Calling Christ the second Adam is as old as Christianity. In the medieval mystery plays, the actor who played Adam usually reappeared to play Christ—a vivid way of connecting the first and second Adam. A contrast between the damage done by the first Adam and the gifts of the second Adam.

Adam was the first of a certain kind, flesh man. Adam the first of many people.
Jesus was the first of a certain kind, Spiritual man. Jesus the first of many resurrected spotless, righteous people
Both are Adam in being the first of their kind, Yet Jesus is the last since He was born on earth after Adam.
This is why the Chapter goes on to talk about being flesh and spiritual, flesh first from birth, spiritual from rebirth.

When God created Adam, he was perfect (before sinning), the second Adam is Jesus because he was also perfect but he never sinned. Romans 5:14 "Nevertheless death reigned from Adam to Moses, even over them that had not sinned after the similitude of Adam's transgression, who is the figure of him that was to come (Jesus)" Read Romans 5:12-21

Prior to fall from grace due to sinning,Adam was a perfect man made in God's image.Jesus being both man and God is a type of Adam,and the last one because of His sinless nature.

Adam was made as a perfect man, and after him no one else was perfect until Jesus. Jesus' death as a perfect man is why the ransom sacrifice of his death actually works. Anyone can die for God. Plenty of people (martyrs) have. Only the death of another perfect man balanced the scales.

Adam is called the first man, because he is the root as it were from which we spring. And Christ is the latter man, because he is the beginning of all those that are spiritual, and in him we are all included. Christ is called a Spirit, by reason of that most excellent nature, that is to say, God who dwells in him bodily, as Adam is called a living soul, by reason of the soul which is the best part in him.

Because he was of God. Adam came directly from God but was not perfect, Jesus had no father or mother like adam, except Jesus was perfect.
