If you are wanting to build a loft conversion without using an Architect because you want to save money and you don't think that there is much to design, then you could just use a specialist roofing contractor who mainly construct loft conversion. If you have a simple loft (basic roof shape e.g pitched with gable ends), and an obvious access route for the new stairs you can just scribble down on a bit of paper what rooms you want, where you want the stairs etc and the contractor would do the rest. You don't really need to use a computer programme for something that basic.

Word of warning though, the Building Regulations (part B) are changing with regard to loft conversions in April 2007, if you don't use an Architect, make sure that you use a contractor who is completely familiar with the Building Regs or you could be in trouble. Also make sure that there aren't any Planning permission issues that may affect the scheme (things like dormer windows are sometimes an issue). If you live in a listed building or within a conservation area, you will def finitely have issues and I would recommend that an Architect looks at it first.

There are specialist companies that charge much less than an architect, because they are mainly using standard components and procedures.
