If you had an empty lot on which to cost- effectively build from scratch a music rehearsal complex?

Hi, if you had an empty lot on which to cost- effectively build from scratch a rehearsal complex of 10 15x20 ft spaces, what materials and methods would you chose for walls, floor and ceilings?

Could you make a cost per sq ft estimate?

I would pour the floor in concrete, form the walls up in ICF(Insulated concrete forms) and build the roof with metal trussing, as well as cover it in metal. From there i would need more details.
