Not sure about the "arms" mentioned in the answer earlier but try moneyextra.com
None of the brokers (like Moneyextra - where you get a quote on the net) are doing any credit checks so it has no impact on your rating.
Things to consider - the best rates are available with higher deposits. If you have a 20% depo then you can get much better deals than when trying to borrow 95% of the property value. Lenders take into consideration other debts such as credit cards and personal loans. Try to get rid of these or the lender takes into account the repayments when calculating the affordability. Try a part and part mortgage where part (say 60%) of the mortgage is paid back as capital and repayment, the remainder is interest only. That cuts down your repayments and helps you get your foot on the ladder. Just remember to convert the interest part to capital and repayment in the future when you can afford it.

The best mortgage? If you're asking about mortgage types, it really varies on your personal situation. What is best for me, may not be the best mortgage for you. Take a look at this link for details on different loan types. It covers the details, the pros and cons, and makes it easy to understand.

After you purchase your home, you may be interested in this new program. It works well with a 30, 20, or 15 year mortgage. I am currently using a HELOC with a new software program that helps build equity fast, and will payoff my home in less than half the time without refinancing, and without extra payments. It is saving me thousands in interest, and pays off home in less than half the years. E-mail me if interested
