I am considering buying a small cottage and adjacent land in Ireland for use primarily as a holiday home. I have narrowed down my choices to two properties. Both are in exceptionally scenic areas affording privacy and stunning natural landscapes. However, one has already been modernised (renovated) and sells for about 40,000EURO more than the other. Would I be saving money to buy the 'project' house and renovating it myself, or is it potentially a money pit and I'd end up spending more than the already-finished property? When I say 'renovate it myself' I mean hiring people to do it for me, since I'm completely naive about these things and helpless when it comes to DIY projects. So, my question is what can I expect to pay in order to renovate a small 200-year-old Irish cottage in disrepair but sound structural condition to a high standard, and how long would this take? well, goto the video store and rent "the money pit"

you openly admit your naieve, and unknowing about building and all that sort of stuff.. youre going to be a builders blank cheque wet dream...

ill give you some idea. i run a community centre, its got three rooms, its 100 feet long by 20 feet wide... and we just had it painted and a bit of make do handy work... and that just cost us 5 grand... for a lick of paint and some plastering.

two days ago teh pipes burst... (thank god we have insurance) but the plumber/electrician/and builder just tp sort it out is costing around 8 grand... oh, thats pounds sterling...not euros... (the roof came in... and we had around 2 inches of water everywhere. it soaked carpets and lifted tiles...)

the builders are master federation accredited... average rate is 250 pounds a day... plus exes, plus parts. i know its not much.. but how long do you think this cottage will take to renovate? in six months it'll have exceeded 45000 pounds...

all youll be doing is subbing it out.. and getting taken for a ride... our builder cant do this, mainly because im his big brother... but believe me, evryone pays.....

Never underestimate the cost of renovation.

You could potentially save yourself money by doing the renovation on the house that needs it, and I would estimate that 40,000 Euro (about £27,000 I think) may well be more than you would spend on a renovation, especially if it is the kind of small cottage you find in Connemara. However, if you are not on site, things can prove extremely costly because you really have to keep a strict eye on things. Also if you are not going to do any of the work yourself be prepared to pay for it.

You cannot expect someone to have done the renovation already and not be seeking some profit. But what you are paying for is the lack of headache, time, and problems.

If this is a project you really relish getting into, then by all means go with the renovation job but do your research, cost it all out (and I mean EVERYTHING!) and then add a contingency fund of at least 10% to your budget (more if possible).

However, if you have other strong commitments and aren't going to be able to be on site much, I would advise against it.

It took me and my partner a year to renovate a house after buying it (it too was structurally sound) but we were both working in fulltime jobs, commuting on an 80 mile round trip to work daily, and living in the house itself) but I would expect this would take you less time depending on your circumstances.

A good tip is to buy house magazines (eg Real Homes, BBC Good Homes Magazines are both really good) and you will start to get a feel for the look you want and how much this is likely to cost.

Doing up a house can give you so much satisfaction and make you really proud of yourself but it is hard work and can get very frustrating.

40000 euroes is not expensive for a complete renovation .. if you do it yourself im afraid they will take you to the cleaners ..buy the nice one
