Mistress? Are you SURE she's having sex with a married man? That is what that word means, these days.
"Miss" is proper. Even skipping that altogether and just writing out her given name is far better than mistress.

No. That is archaic term of address and is no longer appropriate. Typically there are two different, though related, definitions of "Mistress" and both have implied sexual conotations. Not a good idea when speaking to any female you're not intimately familiar with.
