I moved into a new construction apartment 2 years ago and I noticed in all the rooms the baseboard moldings are starting to separate from the wall. What causes this separation? What is the best way to fix it or do I need to replace the boards?

It is probably just from settling or the wood trim drying and shrinking. You shouldn't have to replace them. Just put a few finishing nails in..and try really hard to get them in the studs. Then you can "set" them with a nail set & hammer and fill in the little hole with some wood putty, and touch up with some matching stain on a Q-tip. If the moulding isn't wood, or is white, you can follow the same steps, only use white caulking to fill in the holes from the finishing nails. You can also run a small "bead" of caulking along the top of the trim where it meets the wall and smooth it with a wet finger or wet rag and that will really make it look great! No gaps at all:) ...and a cheap fix that will make a big difference!

Most likely it's from settling and shrinking and expanding. We live in new house and it is already doing that too. If it's small gaps, just caulk with whit caulk. Run a bead of caulk and smooth with your finger.

Hint: caulk is water soluble and can be washed off w/water until it dries. If you think you have messed up. wash it off and restart.

Normally it is nailed with trim nails. Maybe they used something else and it let loose(glue?)
I would take a piece off and see what's up. You could probably just re-nail it . I suppose your builder assumes no responsibility any longer.
