Please do not answer this unless you know. I know I can not own land but if I rent the land can I own the house.I will be living there on a visa and just keep renewing it.

You can own land in the Philippines but there are limits as to size of the lot and the purpose (you can't own agricultural land).
You can lease land and build a home on it.
I lived in the Philippines almost 7 years. In my opinion a foreigner would be insane to purchase land or build a home on leased land. You must understand:
1) Almost all Filipinos die without a proper Last Will and Testament. This creates situations where dozens of family members have partial ownership in property.
2) There is no title insurance in the Philippines. At any time a long lost relative of a prior owner can show up and challenge your title in court. It happens frequently, especially when a foreigner is involved.
Have you considered the wisdom of purchasing real estate in a place where you don't even have a legal right to live? You plan on renewing your tourist visa over and over but you need to remember, they are always changing the terms and conditions of renewal. It's a recipe for disaster.
Take my word for it. Own nothing in that country that you can't be willing to walk away from on short notice.

According to Philippine constitution, on section of natural resources, a Foreigner is granted the right to own land but up to the extent that it will be used for his residetial lot where he can build structure. But the land area must not be more than 500 square meters. See to it though that you confer to a lawyer or civic minded ciitizen so that you will not be strawed with your money.
