I have bought and sold a dozen homes.
When I look for a realtor, I want one that will:
(a) have a reasonable and competitve commission
(b) allow me to sell on my own if I get a direct offer
(c) do open houses and local marketing
(d) show me exactly what they plan to do
(e) give me references
(f) show me their track record of other sales
(g) price my home fairly
(h) list for a reasonable time frame
(i) keep in touch during the listing period
Put all that in a Yelllow Page or direct mailer and you will get clients. Also, my sister is a top-producer in her area and says this is the way to go. You don't need a gimmick, just be honest. Good luck!
