I also look for character, the house has to 'live' for me, its not simply a place to store my stuff, I will be spending alot of time there so location, walking distance to what, features that make it less of a box, light, access, how much work will be needed doing on it.
Price, well I only check out houses in my price range so it has to be fitting to the size and market. I would pay that extra £5k to have a house that ticked my boxes for the simple fact I dont want to move again in a couple of years to find one that does!

The location of the home is what I look for first. Location, to me, is the most important factor because it's something about the house you can never change. Once location is determined, I look in my particular price range. Then I look at the square footage. The age is the final consideration.
In the narrowing down stages, I look for what gives a home it's "Wow". For example, are there hardwood floors and granite counter tops? Is there an unbelievable landscape outside, etc. The more "wow" a house has to offer, the more I am drawn to make a purchase.

First thing I look at is condition. What condition is the roof, foundation, flooring, insulation, furnace, and electrical work in? That way I can get an idea of how much needs repaired or how much it might cost. Then I look at space and layout. Will it be enough or too much space for me. Too little and I can't store all I need to store. Too much and I have to spend more to heat it or to buy extra furniture. Then I guess the next thing is charm. How does it look from the outside and inside. Or can I make it look charming without a lot of work. I guess then there is also convenience: how close it is to work, to the grocery store, etc.

I looked for location, was it easy to get to work, and to get home on a night out, style and layout of house. Cost and size also paid a major part.
i remember when I was looking I loved the first house i saw, then wasted so long looking at others by the time I decided the first one was really for me I had to wait on the 2nd phase of the development, but well worth it.

Apart from what you have listed also check if the neighbours are quiet and that they don't have all night partys.The th ing that makes you know its the house for you is the "good" feeling you get while you are inside the house/flat.It will just feel right.
