Needs to be a certified egress window. Check with your local Building dept for your city's code. In this area it's 6.0 sf, but in other towns in the area it's a little smaller. Since you will want the benefit of adding it as a conforming bedroom, it's best to find out for sure what's code in your town before you install it. A local real estate broker can also help you get the information if you're sheepish about calling your Building dept.
