I am buying a house that doesn't have a fireplace. In the future I would like to install one. I am currently figuring up my 5 year plan for the property and want to know about how much the addition of a wood burning masonry fireplace costs. I am aware that this is not the most efficient fireplace available, but this is what I am going to choose based strictly on my preference.

I have searched the internet and have found many articles debating different types of fireplaces, estimated resale value, etc. but nothing with a ball park dollar amount. If anybody has added a fireplace to their house or is a contractor who has worked on similar jobs, I would greatly appreciate an approximate figure.

Once again. I am aware that this might not be the most efficent or cost saving. The question is not what kind to build, but how much $$ am I looking at. This is what I am going to build. I just need dollar amounts.

avoid a wood fireplace and go with gas or a movable fireplace, low set up cost and high resale

THE COST COULD BE 3500 AND UP DEPENDING HOW NICE YOU WANT IT AND A MASON CANDO IT
