I am remodeling a house that is about 60 yrs old, while removing old drywall above a door i found the top plate eaten away by termites as well as several of the cripples. I also discovered damage next to the door in the floor plate. i would just like to repair it and be done with it. There were no termites, or even dead ones, but their damage was thorough. Should I notify the property owner w/ more costs and slow the job, or should i just reapir the visible damage and put up new drywall. The property owner is trying to keep costs low, it's a rental that will either be resold, or torn down in a few years. What is the best course of action, I'm ready to paint!

Most exterminators will do a free inspection. Have one come in and do an inspection and provide the owner with the professionals report. I would also keep a copy of the report and have the owner give you his orders concering the report and coarse of action in writting so you have all your bases covered.

I would let your client know what you've found. I'm sure with no new infestation he'll most likely tell you to carry on and get it done so he can rent it. It could have been ants too! . As long as it's dry I doubt any of those critters have a reason to come back. Remember you being a contractor your reputation is on the line, 1 dissatisfied customer is 10 lost! good luck

The termite damage can be isolated and yes you need to inform the owner so that you can't be held liable in a court of law

It sounds like the damage is old the darker the dropings are the older the damage. If the owner sells it he has to have it inspected any way. I would paint .maby find out last fumigation date.
