They aren't always, but corner lots usually require the building to be setback from both streets making the parking areas nearest to the street. This provides for easy access from the street to the parking. Also corner lots can be accessed from two streets instead of one for easier entry to the parking lot. A lot of commercial enterprises prefer corner lots.
