Hi - We've never done any major works in our house and have never employed a builder.

We are having a new kitchen, understairs loo, knock thru, fireplace removal, electrics, new boiler, new french doors.

So its going to be a good 4-6 weeks.

We've been quoted 12k for the labour alone. is that a fair price?

I also have a construction business and would definitely say go through an experienced and qualified contractor. There are many codes that have to be met as to not hurt the resale value of your house at a later date. I know i would never hire "day laborers" to a job of such magnitude. You want this job to be professionally done, so get yourself a handful of estimates, and follow up on references. If something is not up to code electrically, you might drive up to a pile of ashes one day after work, and i don't think losing your home is worth the few thousand extra you will save tackling this one with day labor. I would also not be so sure on the whole 4-6 week time frame, so i hope that is a little more flexible as well.

I own a construction company and 12 k seem very cheap for what your having done.

Make sure they are Licensed, they ar going to pull permits, that all of the workis going to be done by Licensed trades people.

Get more than one estimate. Get three or four.

Ask for references. Call the references

Ask for examples of thier work. Go see a site they are working on now.

Get it in writing. DO NOT PAY TOO MUCH UP FRONT.

Many bad guys prey on inexperienced homeowners.

Be very weary

With out knowing where you live, One could hardly know what trades people are charging. Where I come from $12k would be a bargain. Doing a job of that magnitude, I wouldn't suggest using "Day-Labor" You need professionals
