First lets look at this area historically.
There has never been a land called Palestine in history of recorded record, Egyptian history goes back over 4500 years and there is no mention of a country called Palestine.
Secondly the land that they, Palestine's claim, were squatters there, They were nomads and the other Arab countries refused to let them settle in their countries, Saudi Arabia,Jordan, Egypt, Syria, and Lebanon.
Thirdly the Arab countries when the British and the U.N. decreed that Israel would become a nation again told the Palestine's to settle in the land that was to become Israel so that they could claim that they were the real owners of the land. When the U.N. granted Israel the land a portion of the land was to be given to the Palestine's and to be governed by the Arabs countries until they could do so on their own. This never happened. The other countries ruled the land and refused to give the Palestine's the right to govern until the 6 day war in 1967 when they were defeated by Israel. Then the Palestinians were granted some rule over the land that they were occupying.
Contry to what the media says it has been the Muslims that have brought the problems into this area because of their hate for the Jews.
Religion has played a major part in this conflict as well. The Muslim believe that only they are the ones who have the right to everything and all others must convert to the belief of Islam.

I believe the current conflict arose during and after WWI. The British got the Arabs to fight the Turks, who were on the side of the Germans. T.E. Lawrence promised the Arabs independence in exchange for their help. Instead, England and France basically divvied up spheres of influence between them and also made it possible for European Jews to come to the area to settle. (See Balfour Declaration of 1917). Many of these Jews bought lands from Turkish landlords, and then evicted Palestinians who had lived on the land for years. When the Palestinians fled to nearby countries, they did not assimilate; some were waiting to get their lands back, while some governments, such as Lebanon, did not allow them many rights. This caused the whole thing to fester. And, sadly, it has simply gotten worse.

Its not land if so the land for peace trade would have ended the violence. Power is always and issue as is politics. I think the root of it is a group of people that believe violence is how all things are solved and untill they realize that force will be met with force and are utterly defeated it will go on.
Even now the Palestians kill each other in the streets in a tribal battle for control between Fata and Hammas. Using on each other the same tactics they use against the Israelis. If Israel did not exist I believe the arab's would be busy killing each other just as they did before the Ottoman empire.

Land. When a third party (Americans and British) boot one group of people off their land and give it to another group, there are bound to be troubles. The first group (the Palestinians) are going to be resentful and get other Muslims to help them get their land back. The second group (the Israelis) realize that the first group isn't happy and that they might try to use force to get their land back, so they go to their benefactor (the US) and ask for military support. Wars occur over the decades and nothing gets resolved.
So, yes, it's basically over real estate, although all the other factors cited by you in your question are a factor. However, it boils down to land.

Religion is the root.
The jews claim that their god gave them the land thousands of years ago therefore it should be theirs for ever.
This is in direct contrast to every other race in the world who accept that the events of history mean that people intermingle , land changes hands through political events over centuries and ownership of land belongs to people of different races.
The jews being the first racists do not accept this and believe that their god gives them permission to massacre people of other religions and take their land.

A long time ago, a man named Abraham had two sons. One he had by his servant, and the other by his wife.
The Jews/Israelites are descended from one, the Arabs from the other. God promised Abraham that his descendants would get the land we now know as Israel, and the Jews and Arabs can't agree on who gets the land.

Primarily religion. Muslims will not accept non Muslim sovereignty over any land that they consider "theirs".
