The score is "workable" but the work history is a tough one. You need to show a history of stable work with a stable income for a lender to feel comfortable lending the money to you. A mortgage broker would be your best bet in finding an institution that would loan you the money considering your circumstances. You're going to have a high interest rate if someone decides to "carry" you. Call a mortgage broker, if they can find someone and the house appraises for more than what their asking, the loan should be able to include enough to pay for the closing fees.

Home loans usually last 30 years. Don't be in a hurry. Find a job or career that you like. that is more important than where you live.
after career then what home to buy will come later.
