Why is it that guys go all out to impress a girl, then when she starts liking him its like all of a sudden he's not sure about the relationship. This is the point where he gets scared to let go of the ex-girlfriend, etc. Is it all a game to them?

the words you're looking for is "cautious" and "skeptical".
for the most part, a guy has one gal that he's with, if he still talks to an ex or a friend with benefits then she is his "fall back" girl (where he can go if things don't work out). so as long as he has his gal friday waiting for him (sorta) he can pursue another gal with no need for worry.
once she starts showing that she's as interested as he seems to be, then it gets tricky... now he has to decide whether to stop seeing his "fall back" gal and dedicate everything to the new gal, or give up the nacent relationship and look for someone else. the guys are afraid of giving up on the "fall back" gal only to have things not work out with the new gal.
in a way it is a game... and in a way it isn't. he want's to keep things status quo until he knows for sure that the new gal is worth it.
