The best exercise is walking. The 12 year old with a friend/parent could take walks around your area. If there are hills, mountains or wooded areas take a nature hike.
There are many things around the house he/she can help with. Such as mowing the lawn, raking, trimming trees/scrubs, painting the house, washing/drying dishes, mopping, cleaning the house, and the list goes on. Each chore will provide the 12 year old with a variety of exercise.
There is also riding their bike, jumping jacks, sit ups, running and running in place, jumping rope, lifting weights, climbing stairs and more.
Remember the three best forms of exercises are...aerobic exercise, strength training, and stretching
Most school sports are aerobic and will give you a chance to get plenty of exercise several times a week. Tennis, hockey, rowing, soccer, basketball, volleyball and cross-country running are all good examples of aerobic sports.
Here are some stretching exercises that will help with flexibility...
Yoga
Dance
Pilate's (an exercise routine that builds strength and flexibility

If you have a Nintendo Wii or can convince your parents that you need a Wii, it's definitely a workout! It comes with Wii Sports and the boxing and tennis games really get you going!
Rayman's Raving Rabbids is another game that involves alot of movement as well! Check out the console and the games at your nearest Best Buy or other electronics/video game store.
Otherwise, walking is awesome but personally I find the treadmill rather boring.

Doing strenuous chores. Vacuuming, sweeping, mopping and scrubbing surfaces burns good calories :)
