I'd like to know a little about the purpose for the question.

Typically when you talk about things bringing up the value of a home, they are talking about improvements, and the increase in value versus the cost of that improvement.

If you spent $7,000 on a new bathroom, will that increase the value of the home at least $7,000? In a lot of cases if would. Your chances of getting the cost of that bathroom out of the selling price are very good.

Spending $7,000 to finish the basement? Your chances are not so good... And unless you have dirt in front of the house and weeds for a lawn, landscaping is also not something that will typically bring up the value of a home, when compared to the original outlay. It's very easy to spend $10,000 to $20,000 on landscaping, but if you do that so sell it, you may realize only $2,000 or $3,000. This is not a good idea...

Now when you talk about items that relate to decorating schemes (and in this case, wood floors versus carpeting is a decorating scheme), it's a lot more subjective.

We're not talking about a 30 year old bath tub with 30 year old caulk, and 30 year old plumbing here.

I for one, much prefer carpet over wood floors, but that's my preference. I think slippers look absolutely stupid on anyone, and I refuse to wear them. In the morning, the last thing I want to do is walk on a wood floor! And also, I just happen to like the way you can fit carpet into a colour scheme.

So for me, to walk into a house with wood floors, my first thought would be the expense I'm going to have when I carpet he house!

On the other hand, someone else may walk in and absolutely love the wood floors and think it's the most beautiful house they've ever seen, and just fall in love with it!

I'm hopeful you see my point here. The problem is that you can't change the price for each person that walks through the door, as to whether or not they like wood floors.

Subjectives are not things that will typically add value to the home.

Well cared for hardwood floors do bring the value up a great deal. More so than wall to wall carpets because many people are moving away from carpets these days.
If you want to keep your hardwood floors looking good, use scatter mats or coasters under the furniture to prevent scratches. Also watch out for wet things sitting on the floor as they can allow water to seep in between the wood and turn it black.

In the mid-west here hard-wood floors are a much sought after item. Even if there is carpet over it, the buyer knows they have options. It's always good to know your floor has a solid foundation built to last decades.

Absolutely!! Anybody would love wood floors where they could showcase their pretty area rugs. Also, easier to clean, does not harbour germs and other unsightlies which cause asthma and other breathing problems. Yes, they absolutely increase the value of your home.

Yes. Hardwood flooring can add $$$ to your home.
