My understanding is that Spirituality is found within, and creates the energy of a person. For instance, the spirit of love where love is that which guides and fuels a person's life, or the Spirit of the Buddha, the spirit of Vishnu, or the spirit of Christ for Christians or the Holy Spirit, etc.
Religion is the dogma and rituals in which a person can participate. A functional religion would be one which encourages a person's spirit and re-centers her life around her faith and the source of her spirituality. Religion also provides a sense of community in that many different individuals can promote the same dogma and participate in the same rituals.
Theology is the study of God. Sometimes it is expanded to include the study of those religions that may not have gods, but it is primarily the study of the Christian God and usually also the study of Christian faith in general.

Spirituality - An individual, introspective desire to find the beauty in all things, the power in oneself, and the truth in the world that you know.
Religion - A system designed to tell you how to reach mass spirituality (an oxymoron in case you didn't catch that)
Theology - The study of religion, usually only one.

Spirituality guides to realisation of the Self(God). It comprises a theoretical portion and a practical portion (a set of practices) for reaching the God.
The theoretical portion is called philosophy/theology and Self is called Truth in its terms.
The bunch of practices that applies those theory are spiritual practices and called as religion where the Self is referred as God.
All can be treated as synonyms in the sense that they lead to the same Goal.

Spirituality is how you interact with your Lord, Theology is the study of the Bible, as in college, and religion is used to define your affiliation.

Spirituality, in a broad sense a concern with matters of the spirit, is a wide term with many available readings. It may include belief in supernatural powers, as in religion, but the emphasis is on personal experience. It is basically about finding your inner self usually on your own path.
Religion is basically the belief and faith in a supernatural power controlling human destiny . It basically comprises of a set of beliefs, attitudes and practises.
Theology is the study of the teachings of religion and foundations of belief.

Sprituality is the belief in God, religion is the physical practise of traditions and rituals praising or demanded by God, theology is the explianation of God, Sprituality and Religious traditions and rituals in the form of comparativism or relatavistic thinking.
I praise God, I praise God by doing stations at the Cross and being baptized, let me tell you about me and God or I and Thou and how it all relates to science, Buddism, Hinuism, Christianity, Judaism and Islam, plus where it all came from.

religion doesn't exist without theology and vice versa or spiritually. and who cares and why?where is the significance ?

Spriituality is the process of exploring one's relationship tothe universe
Religion is an organized and dogmatic system of spirituality
Theology is a pure philosophy of god without concern for spiritual pursuit.
