i am going to get a few estimates but until then i am curious to know if it would be way into the thousands. i know it is hard to estimate that with out more details but if anyone could throw out some numbers. we will not be taking the plaster ceilings out - only sheetrocking over them. thanks!

Before you talk about hanging rock on the ceiling, you need to know a couple of problems associated with that.

First, for ceilings , in order to meet code for fire saftey, in many areas require 5/8" sheet rock, and that's heavy, and even if you are able to use 1/2" , you're still talkin alot of weight.

The actual name of what you have on your ceiling is ' Lathe and Plaster', and is also the description of how it's built. Lathe, thin strips of wood, are tacked in long lines, very close together onto your ceiling joists or trusses, and in later constuctions, covered with a thin wire mesh, then the plaster was spread.

The problem with hanging rock has a couple of dimensions. First, if it's very old, when you try to nail or screw the rock to plaster, the plaster may fracture and fall apart, preventing the rock from laying level. Another problem is laying out the rock so that you have something to attach it to through the plaster and lathe. The lathe won't be strong enough to hold the weight by it's self.

It is a job you can do yourself if you wish, but a contractor may save you alot of time and headaches. In some instances removing the lathe and plaster becomes nessesary. Sometimes replastering the existing ceilings is a more cost effective option.

If it is possible to rock over without removing the plaster, look in the neighborhood of $4.50-$6.50 per Sq. foot of area to be done.

If you hire a contractor to do the ceilings you can expect that you will be paying appx. $25.00 to $30.00 / sq/ft. That would also include "finishing to the point of painting. If you want them to paint as well- can plan on adding another $8.00 sq.ft. However, you could do it alot cheaper yourself. It's not that difficult. Get 1x3 furring and frame the outside edge of the ceiling and every 8-10" run a strip lengthwise. That will give you a frame to attach the drywall to. then all you have to do is tape and mudd it,and sand- ready to apply primer to and then paint. Also if it is a stucco ceiling-(drywall compound) all you do is spray with water about 1-1-1/2 ft. at a time,saturate it and then scrape with a putty knife. Also very easy. Let dry real good prime and paint. Tip: always prime drywall before continuing.

I generally charge between $65 and $85 per sheet (4X8) finished out to primer.
Includes the board, the install, the tape,mud and sanding... primer sealer paint.

Good luck...
PS, smooth ceilings are a pain... thus why most builders/contractors try to sell you on popcorn blown stucco-type finishes... hides a lot of evil.

depends on the size of the bedrooms of course, but you can safely assume to pay about $1500 for all three rooms.....more depending on where you live and the size of the room. Get plenty of estimates and make sure the workers are bonded.

you should expect to pay around a buck a square foot, complete.
