Gotta be clean. I often prefer a spanking new 3 star hotel over an old and worn 4 star hotel.

All it has to be is clean, and have some good sheets and a phone and a TV
a big plus is a fride with out a mini bar in it , I will bring my own

Cleanliness is the first thing that comes to my mind.
The room must smell good, not musty and old.
Staff hospitality / friendlyness - they should make you feel welcome. Service!
(And last but not least the price of the room, but that is not one of my most important criterias).
