As a real estate agent, I am trying to generate referrals from real estate, probate, divorce and bankruptcy attorneys. I am doing this by developing a website geared toward them. What would make an attorney refer business to a specific real estate agent? I am trying to come up with a Unique Selling Proposition that will cause these attorneys to want to refer their clients to us when they need to sell a property due to Divorce, Probate / Death, Court Ordered Sales and Pre-Foreclosures. We are very well versed in these areas of real estate/legal sales but don't know how to get this across to attorneys on a large scale without coming across as cheesy or fly by night. We want to put ourselves on the same level as partners to these attorneys. If you were an attorney, what could we say to you to consider referring your clients to us to sell their home? What kinds of experiences have you had in the past when referring to agents? What else can you tell me? What do they want? Thank You

Reciprocity would probably be your strongest card. You will have people buying and selling houses who need attorneys. You refer people to a specific attorney and they will probably call you up in turn when they need a real estate agent.

All the instances of property sales you cite are public records. You might start by keeping track of court records and calling the attorneys involved when a property sale seems to be pending.

Do not kick back cash to them, or think that offering that will be attractive. Tips are for waiters, not lawyers.

Meeting lawyers through Chamber of Commerce or other professional events and even dropping into lawyers' offices with your business card might nudge a referral or two, although certainly not as reliably as establishing a relationship by reciprocating referrals.

A trusted personal relationship with those they refer business to. It would be unethical for them to take (and for you to give) any form of compensation in most states. Just start getting to know them and show them that you are serious, honest, hard working, etc.

is legal to give them rferal fees. ex they send someone to you, you give them $50? worth a try.
